Job Description
Principal objective of the pre-construction department is to win new business. This is achieved primarily through tendering/estimating
Planning/preconstruction includes the analysis of a construction site and the local environment, gaining an appreciation of the proposed build method/sequence and determining appropriate/optimum logistics solutions and associated resource levels. Subsequent production of high quality presentation material including methodology, resource programme, and time-slice phasing drawings. Compiling/completion of pricing schedules.
Dimensions: Typically, tender values range between £50,000 and £5,000,000 although lesser or greater values are not excluded. An average tender will be between £250k and £1m.
Accountabilities : Preparation of logistics plans - general site arrangement/layout (typically for small/medium sized projects)
Preparation of logistics phasing plans – logistics arrangements for individual project stages i.e. each time there are changes to the logistics arrangements. Driven by the construction programme which needs to be clearly understood. (typically for major projects)
Preparation of Logistics Proposal documents. Presentation documents that describe proposed logistics arrangements including demonstration of strategic planning and option selection (i.e. how has the proposed solution been derived). Logistics phasing plans are incorporated in such documents.
Assessment of logistics resource requirement (linked to construction programme)
Preparation of Logistics Tender Submissions including pricing schedules, tender method statement and resourced programme.
Outputs/Impact: Logistics Plans – these are site plans that have been marked up / annotated to indicate the logistics arrangements including site boundary, access/egress points (pedestrian and vehicular), internal traffic routes, internal pedestrian routes, location of office/welfare, delivery unloading zones, hoist locations, crane locations, crane lifting points, vehicle approach and dispersal, security points, material storage zones, skip locations / waste collection points, muster points and any other salient information.
This information may be ascertained independently by us or in conjunction with the Client / Principal Contractor who may have already undertaken some planning (be prepared to challenge these views when appropriate).
These plans are produced in house using graphics software (e.g. Photoshop) or Powerpoint. Alternatively, CAD may be used utilising an external consultant.
These plans are typically provided to our clients free of charge, sometimes as stand alone documents and sometimes in support of a tender submission. In both circumstances, they serve to demonstrate our approach/skills generally and our understanding of the specific project in question. They are intended to demonstrate the added value that we can bring to a project and hopefully be a factor in the award of projects.
Logistics Phasing Plans / Logistics Proposal Documents – these are very similar to the basic logistics plans (above) but are developed in greater detail, with a separate logistics plan for each individual project stage i.e. each time there are changes to the logistics arrangements.
This level of detail requires a sound knowledge of the project and a good understanding of the proposed construction methodology and the construction programme together with an appreciation of any constraints, both inside the site and within the local vicinity.
Initial appraisal will include site visits, meetings with the project team and other interested parties, meetings with specialist service providers and also sourcing of suitable base documentation (existing drawings, reports, etc). Having conducted this appraisal, potential solutions can be drafted which need to be tested to ensure they satisfy the requirements of the site within any prevailing constraints.
Knowledge, skills and experience:
Basic knowledge of construction and construction terminology.
Practical understanding of how construction sites are organised and run.
Good communication skills (written and oral).
Good Maths and English.
Intermediate IT skills.
Driving Licence.
Site experience desirable but not essential.
